Water Front Realities

Water Front Property Is Very Scarce

Water front lots are finite. Deep-water lots are finite. Most of the land that can be developed has been sold or is priced in relation to the scarcity.  The days of bargain waterfront at the NC coast and on our rivers or lakes are over. Fixer-uppers are sought but few exist since even the smallest home with water frontage sells for a good price. As a result, the resale market is brisk and scarce, too. But, my job is to know where to look and know the value.

 

Water Front Properties are Seldom Alike

Water front properties are difficult to price because there are seldom two alike. Sellers naturally try to sell their properties for as much as they can. My job is to give you the facts so you can make realistic offers for the market.

Where To Put Your Boat

Waterfront lots are not the only option when considering moving to the coast. Community access to marina slips and boat launch facilities may be the answer for you. Often people who will be using their home part-time or traveling a great deal find the comfort of having the protection of a marina eases the worry of boat ownership and waterfront maintenance. So, while you may not be prepared to pay for waterfront real estate real estate, there are many water oriented communities with marinas, boat slips and launch areas for small boats. The same is true for lake homes.

Riverfront properties should not have boats kept in the water.  Indeed, I feel it is not wise to build a dock on the river.  Boat and launches are the way to go.
